Mention that in your appeal to the seller’s soft side. Including a picture of your family helps a seller put a face to a name, making that extra special connection.

2. Guarantee Your Offer
Homes these days are selling for more than their appraised value because of the bidding wars. Providing a guarantee to the seller that you’ll pay them the under contract price even if the appraisal doesn’t come in at value can make your offer that much stronger.

3. Know Your Limits
Another contract clause you can provide to make your offer stronger is an escalation clause, which effectively means you’ll match or exceed any other offer by a fixed amount (example: $5,000 above any other offer).
